Questions owners ask us.
Is Plate to Pillow a contractor?
No. We are your agent and project manager. You sign directly with a licensed Hawaii contractor, and we manage the work on your behalf.
Where does my money go?
Into a separate trust account held for your project. It is paid out only to the contractors and suppliers on your signed contracts, on the schedule in those contracts. Final payments wait until the punch list is complete and lien releases are in hand.
Can I see my inspection before we talk?
Yes. You get a private page on this site with your unit's findings and photos. We go through the recommendations and budget together on your Zoom call.
When do I pay?
80% when you approve the contracts, 15% ten business days before the start, and the balance within five business days of completion.
What if the work costs more than planned?
Any change that adds more than the greater of $400 or 10% of the project needs your written approval first.
How long will my unit be out of the rental program?
It depends on the scope; we give you the expected dates before you sign. No work is scheduled from mid-December to mid-January.
Do I need to be there?
No. We inspect in person, review everything with you on Zoom and send weekly photo updates. You sign and pay electronically.
Who handles the association's approval?
We prepare and submit the renovation package to your condo association and coordinate with the rental management company.
What do I get at the end?
A guest-ready unit, cleaned to rental standard, and a close-out pack: final photos, the completed scope with any changes, lien releases and warranties.
