From first look to guest-ready, in six steps.
You stay in control of every decision and every dollar. We handle the inspection, the pricing, the contractor, the approvals and the day-to-day, and report to you every week.
The six steps
1. Inspect
We walk your unit room by room, score each item and photograph what needs attention.
2. Present
On a Zoom call we take you through the findings, a recommended scope and a budget range, and shape the scope to fit what you want to spend.
3. Engage
You sign a Project Management Agreement, and your agreed scope, your Unit Improvement Plan, is attached to it.
4. Contract
We price the scope with licensed Hawaii contractors and walk you through the draft contract on Zoom before anything goes out for signature. You sign directly with the contractor.
5. Fund
You fund the project into our separate trust account on a set schedule. We obtain the association's approval and set the start date.
6. Build and close
We manage the contractor, check every change against your budget, and send you a weekly update with photos. At the end we walk the punch list, collect lien releases and warranties, and the unit is cleaned to rental standard and handed back to the rental program.
Your unit's page
After your inspection you get a private, password-protected page on this site with your unit's findings and photos, ready for your presentation.
Good to know
No renovation work runs from mid-December to mid-January, when units are busiest with guests. Contracts can still be signed during that time for a January start.
Changes over the greater of $400 or 10% of the project need your written approval.
